The property is on the north end of Lake Ray Roberts, 1/8 of a mile away from the lake. 4 miles off Interstate 35 and considered easy to find. Nice ranches are around as well. 17 minutes to Win Star Casino. 5 wineries are 25 minutes north of which bring business to the resort.
Premise Details:
The premise is to have a large B&B with a banquet hall so that the house would be full during the weekend and then start doing corporate events during the week.
Competition:
Competitors - There are no other luxury B&B with a Event Center around. There is a rustic ranch retreat that is "cowboy" rustic and there are other bnb's that are small that do 50 person weddings. There is a need for the large event center that I built.
Expansion Potential:
The business needs a restaurant as there is automatic business from rehearsals and weddings 3 days a week. About 250 people per week come thru here. The area does not have a restaurant and everyone wants us to open one. Also, need a liquor license.
